The Township describes public places that can inform practical guest information without becoming promises about a particular home. Rotary Park is along the Gull River and has parking, a boat launch, small dock, two beaches, playground, picnic shelters, and an accessible washroom. The Minden Riverwalk follows the Gull River through downtown and includes interpretive signs and a footbridge. Public features should be distinguished from the home’s own access and amenities.
Minden Hills also identifies Snowdon Park as a 460-acre mixed-woodland park with activities that include hiking, snowshoeing, cross-country skiing, and birdwatching. Harrington Park has views of the Minden Wild Water Preserve and rapids, with a footpath for viewing kayaking. This provides outdoor-recreation context for guest communications, while each stay still needs information based on actual conditions, not an assumed itinerary.
Seasonal details require care. The Township says its parks and trails are open from mid-May through mid-October and posts notices when conditions change; boardwalk and trail closures have occurred. Guest guidance should point visitors to current municipal notices. County guidance also notes that suspected blue-green algae blooms should be avoided for drinking, food preparation, bathing, and recreation, including by pets.
Local rules
The Township of Minden Hills states that its Short-Term Rental By-law 24-105 has been in effect since October 1, 2024. For a rental of fewer than 28 consecutive nights, an owner or resident who rents all or part of a property at any time in the calendar year must obtain a short-term-rental licence. The program says an STR can only operate in a dwelling unit. A sleeping cabin or bunkie is prohibited from being used independently of the main dwelling as an STR. Applications are processed online only.
Documented application materials include a 911 address, parcel and owner details, owner authorization where an agent applies, a responsible person who can respond within 60 minutes and attend within 24 hours when required, and bedroom, occupant, and sewage-system documentation. The Township also identifies $2 million per-occurrence liability insurance, a site plan and labelled floor plan, parking at one space per guest room or bedroom, safety information, photographs, septic maintenance evidence, ownership documentation, and an owner attestation. Township review involves By-law, Fire, Septic, and Building staff and may include an on-site inspection.
A licence does not settle land-use questions for an individual parcel. Minden Hills says zoning regulates how property may be used and notes that schedules are not online; it directs property-specific zoning confirmation through a written Planning inquiry. Until that confirmation and the Township’s application requirements are addressed, site-specific zoning and operational requirements remain unresolved. The program also calls for smoke and carbon-monoxide alarms, fire extinguishers, accessible exits, ongoing safety records, posted licence and safety information, and a 4% Municipal Accommodation Tax after a licence is issued.
